77-79 Jermyn Street is located within Westminster’s St James’s Conservation Area. The existing building was not deemed to be a heritage asset, but statutory regulation required that any replacement structure must enhance the Conservation Area. Comprised of 6 floors of office accommodation, retail space at ground and supported by three levels of basement, the proposed building is consistent with Westminster City Council’s ambitions for greater sustainability in the built environment and aims to achieve BREEAM 2014 Excellent for offices and BREEAM 2014 Very Good for retail/restaurant spaces.
