The Kensington High Street Masterplan reimagines one of London’s most distinguished thoroughfares as a high-quality public space, balancing its historic character with contemporary needs for climate resilience and accessibility. Currently at the concept design stage, the masterplan has been developed in collaboration with Opportunity Kensington BID and a consortium of landowners, establishing a cohesive framework to guide long-term change along the street.
Green infrastructure and biodiversity
Landscape and green infrastructure are central to the plan. Over 80 new street trees, rain gardens and curated planting introduce shade, seasonal interest and improved environmental performance, transforming the street into a biodiverse green corridor linking Hyde Park and Holland Park. Integrated sustainable drainage systems manage surface water at source, enhancing resilience while softening the streetscape and improving comfort for pedestrians. Together, these interventions strengthen ecological connectivity across West London and support a healthier urban environment.
Movement, activation and street life
The masterplan prioritises walking and social activity. Generous footways, improved pedestrian crossings and clearer movement patterns enhance safety and legibility, while expanded food and beverage zones and active frontages encourage dwell time and street life. Public spaces along the route are designed to support informal gathering, outdoor dining and community interaction, reinforcing Kensington High Street’s role as both a destination and a connector within the wider urban fabric.
A coordinated framework for change
The project aligns private and public ambitions, articulating a clear, ambitious vision for the street’s future. As masterplanner, John McAslan + Partners is establishing best-practice principles for landscape design, sustainable mobility and urban greening, alongside a land-use strategy that supports a thriving retail and leisure offer. The result is a robust, people-focused framework capable of guiding incremental transformation while safeguarding the street’s distinctive identity.
