The Thameside West masterplan reimagines the former wharf of the Carlsberg Tetley brewery as a large-scale, mixed-use sustainable riverside community. The vacant 18-hectare industrial site adjoins the Royal Docks, in a strategic position linking Stratford and the Olympic Park with the Lower Lea Valley. The masterplan proposes around 5,500 mixed-tenure homes alongside commercial, industrial and community uses, linked by shared open space.

Riverside public realm
The people-first landscape strategy is reflected in a continuous network of public spaces reconnecting the site to the Thames, reclaiming the riverfront as an asset for local communities. Promenades and green corridors provide places for play, walking and cycling, reducing car dependency. Green and blue infrastructure supports surface-water management, biodiversity enhancement and urban cooling.
Innovative building types
Detailed design of the first stage of the masterplan introduces an innovative development model for London. Proposals include a ‘beds on sheds’ building type, locating residential accommodation above light industrial uses. The model enables the productive reuse of Strategic Industrial Land, unlocking otherwise inaccessible sites to deliver housing while safeguarding employment space.
Together, the masterplan and its early phases demonstrate how industrial heritage, housing delivery and urban regeneration can be brought together to create resilient, mixed-use neighbourhoods rooted in the character of place.
